Hiring a professional photographer is one of the best things you can do for your new listing. It not only separates your listing from the rest, it also shows you mean business, and your clients will appreciate that. But, before a photographer arrives there are a few things you should do to prep the home.
Before we get into the room by room checklist here are a few general things that should be done around the whole house:
- Clean all windows (exterior/interior)
- Vacuum Carpets & Remove runners, bathmats, throw rugs
- Sweep/Mop floors
- Remove excess furniture
- Dust/Remove cobwebs
- Replace all burned out light bulbs
- Turn off all ceiling fans
- Remove excess or worn furniture (If furniture has rips, peeling or you have to cover it with a bed sheet, remove it)
- Straighten Pillows/Blankets
- Remove/Hide electonics (remotes, ipads, cellphones..etc..)
- Conceal Cables/Cords
- Wash all glass surfaces
- Straighten up tables and chairs
- Dust and clean lighting fixture
- Straighten wall art/pictures
Put small appliances, knife blocks, cutting boards away
Clean off refrigerator of any photos, magnets. Also, wipe down of any finger prints or water markings. If stainless steel, clean using appropriate cleaning solution morning of shoot day.
Dust and wipe down counter tops
Clean out sink of rags, sponges, dishes, soap dispensers
Remove floor mats, drying mats and garbage can
Make bed neatly/pull bedspread taut and as wrinkle free as you can.
Remove any extra blankets or drapes nicely on end of bed (use your best judgement here, if it looks good do it, if not remove it)
Remove any clothes or shoes
Close closet doors (unless you have an extra ordinary closet you want to show off, close the doors.
Hide or discard any visable items underneath bed.
Remove/Organize electronic cables, remotes
Remove clutter from end tables
- Clean off counter tops of any toiletry
- Wipe down counters
- Wash mirrors & windows
- Straighten and fold towels nicely on towel racks, or neatly roll towels and stack around larger bathtubs
- Close toilet lid
The exterior is not only the first thing your client sees when when they pull up, it is also the first photo they will see. Let's make sure its right.
Front and Backyard:
- Remove car(s) from driveway. If you live on a busy steet where cars might park in front of your house, consider parking in front of house or notify neighbors you are having photos done.
- Remove all garbage cans, preferably place inside garage.
- Remove lawn items (shovels, empty planters, weed eaters..etc)
- Fold hose neatly or in a circular pattern.
- Mow the lawn
- Pull weeds & Rake leaves
- Sweep or pressure wash hard surfaces (Sidewalks, Patios, Driveway)
- Clean Pool, Sweep and skim top for debris.
- Remove Covers and Pool Sweep
- Turn on lights, waterfalls..etc..
- Turn on all lights
- Open blinds, shades & curtains
- Dust hard to reach areas/remove cobwebs
Homes with pets:
- Remove all toys (cat scratching posts, dog chew toys...etc)
- Remove dog/cat crates, beds
- Remove litter boxes
